Architectural window tinting in Austin.

Mother’s Window Tint does professional residential and commercial window film for Austin and the surrounding area. It reduces heat, minimizes glare, and blocks 99% of UV (ultraviolet). That protects the interior from fading and brings cooling costs down. The film goes on the glass you already have. You do not have to replace the windows.

House or business, we are here for it. Homes, retail space, and commercial property. Solar control, decorative, privacy, security, energy-saving, and bird-strike film.

A house with large living-room windows

Home window tint

Residential film is not the roll we put on a vehicle. Auto film is built for curved glass and a dark shade. Home film is built for flat glass and living space. It can stay light. You still see the yard. The heat and the glare come down, and the furniture fades less. We film windows, sliders, and sunrooms, one room or the whole house. Lifetime warranty on home installs.

A commercial building with a glass storefront

Commercial window tint

Commercial film cuts glare on screens and the counter and takes load off the HVAC, so the system runs easier. The energy savings are the return. On Austin glass, that payback shows up in a short time, not years of waiting. It also adds a layer of security on the glass. We match the film to what you need: security, performance, or the look of the building.

Why choose architectural window tint

Architectural window film is a smart, cost-effective solution for homeowners and business owners in Austin, Texas and the surrounding areas. Instead of replacing windows or overhauling your HVAC system, film delivers real results at a fraction of the cost — and it installs in a day, not weeks.

At Mother’s Window Tint, our trained professionals install premium architectural film using the best materials available. We’re built for Texas summers, blocking sunlight at any time, any season, so your home or business stays comfortable without cranking the AC. Whether it’s a blazing July afternoon or a bright winter morning, the film handles it.

Depending on the film you select, you can improve energy efficiency and reduce strain on your climate control and HVAC systems. You can also add privacy, change your building’s aesthetics, and strengthen glass against severe weather. Film is one of the few upgrades that pays for itself over time through lower energy bills and better comfort.

We offer solar control, decorative, privacy, security, reflective, bird strike, and smart film. Solar control film cuts heat and glare. Decorative film adds style without sacrificing light. Privacy film keeps prying eyes out while letting daylight in. Security film holds shattered glass together in storms or break-ins. Reflective film bounces heat back outside. Bird strike film protects wildlife. And smart film switches from clear to frosted at the flip of a switch.

We proudly provide film installation for residential and commercial services in Georgetown, Round Rock, Hutto, Taylor, Granger, Coupland, Elgin, Webberville, Manor, Austin, Lakeway, Leander, Cedar Park, Liberty Hill, Lago Vista, Dripping Springs, Kyle, Buda, San Marcos, Wimberley, Bee Cave, Jonestown, and Lockhart. If you’re in the Austin area, we’re your local shop.

Done Once, Done Right

Keep the view. Dump the heat.

Hüper Optik, Johnson Window Film, and 3M. This is not blackout. You still see the yard. Sun through the glass is heat in the room. That heat makes the climate control work harder to hold the temperature. Film takes the IR (infrared) off the glass before the system has to fight it.

Floors, furniture, and artwork fade because UV (ultraviolet) light breaks down the color and the finish. The film blocks up to 99% of that UV (ultraviolet), so what is inside holds its color longer. Tell us how many panes and which way they face. We treat your vehicle like it’s our baby.

Important

A house does not get the film we put on a car. Auto film is made for curved glass and a darker shade. House film is made for flat glass. It stays lighter, cuts the heat, cuts glare, and blocks 99% of UV (ultraviolet). You still see out. Putting car film on a house is the wrong product. We use film made for homes, and that is what the lifetime warranty covers.

Warranty

Lifetime warranty on home film we installed. If it bubbles, peels, cracks, or the color fails, we look at it and replace it under that warranty. It covers the film, not the glass, and it does not cover a film someone else put on. We select only quality products that stand behind their manufacturer’s warranty.

Benefits of home window tint

Reduce the glare

West and south glass throws a hard glare across a TV, a laptop, and the kitchen counter. Film cuts that glare without turning the room into a cave. You still see the yard. The room is just usable in the afternoon.

Energy efficiency

The pane itself gets hot, and that heat dumps into the room. Film takes a share of the IR (infrared) off the glass before the HVAC system has to fight it. The HVAC system cycles instead of running flat out. On Austin afternoons, that is the difference.

Prevent fading

UV (ultraviolet) is what washes out floors, sofas, rugs, and art. The film we install blocks up to 99% of it. The shade can stay light. The fade protection does not depend on making the house dark.

Protection

A security film is thicker and holds broken glass in the opening. A rock, a storm, or someone trying to come through the pane does not get a clean hole. It is not bulletproof. It keeps the glass from falling apart.

Home window film options

Solar film

The everyday home film. It cuts heat and glare and still lets daylight in. Clear and light ceramic shades are the usual choice when you want the view and you do not want the house dark. This is the one that takes the load off the climate control.

Reflective film

A mirrored look from the outside during the day. It bounces heat back out and makes it harder to see in while the sun is up. At night, with the lights on inside, the mirror flips. We will tell you if that tradeoff fits the house.

Decorative film

Frost, a texture, or a pattern on glass you do not want to replace. Bathrooms, sidelights, and a stair window. It changes the look of the pane and can add privacy without a dark shade.

Privacy film

For glass that faces a street, a neighbor, or a sidewalk. Frosted, white opaque, or a darker shade. You pick how much of the room stays hidden. You can still have daylight, or you can close the view off.

Security film

A clear, thicker film with a stronger adhesive. If the glass breaks, the pieces stay stuck to the film instead of falling in. It slows a break-in and keeps a shattered pane from becoming a hole.

Bird strike film

Birds hit glass because they see sky or trees reflected in it. A visible pattern on the film gives them something to avoid. The pattern is on the glass. The room does not have to go dark.

  • Offices and waiting rooms
  • One elevation or the whole building
  • Tell us the address and roughly how much glass

Important

We match the film to the glass. A storefront, a boardroom, and a waiting room are not the same job. We look at how much sun that side gets, how the room is used, and whether you need less heat, less glare, or privacy. Tell us the address and which glass faces the sun.

Auto tint · Home

Warranty

Ten-year warranty on commercial film we installed. If it bubbles, peels, or the color fails in that time, we inspect it and replace it under the warranty. It covers film we installed. It does not cover another shop’s film, or glass that was cut with a razor or cleaned with ammonia. We select only quality products that stand behind their manufacturer’s warranty.

Benefits

Energy efficiency

A storefront or an office wall in full sun is a heater. Film cuts that solar gain so the HVAC is not running wide open to hold the setpoint. Lower load means less runtime and a lower cooling bill. How much depends on the glass and which way it faces. The payback is in the seasons you are already paying to cool the building.

Glare reduction

Glare on a monitor, a point-of-sale screen, or a conference table is a work problem, not a style problem. Film takes the harsh bounce off the glass so people can see the screen without closing the blinds and turning the lights on.

Security protection

Security film holds shattered glass in place. A break, a smash-and-grab, or an accident does not leave an open hole in the storefront. It is a delay and a barrier. It is not a guarantee nobody gets in.

Interior fading

Merchandise, flooring, furniture, and displays fade from UV (ultraviolet), not from the lights inside. Film blocks up to 99% of that UV (ultraviolet). The product in the window and the finish on the floor last longer.

Commercial window film options

Solar film

Heat and glare come down. The office or the sales floor stays bright. Clear and ceramic solar films are what we use when the job is comfort and the cooling bill, not a dark front.

Reflective film

A mirrored exterior during the day. It rejects more heat and makes a storefront harder to see into while the sun is out. Dual-reflective films keep the inside looking more neutral than a one-way mirror.

Decorative film

Frost, a stripe, or a pattern for a lobby, a brand mark on the glass, or a conference room that needs a design instead of a blind. It is film, so it can come off later. The glass stays.

Security film

Clear and thick. After the glass breaks, it stays in the frame instead of dropping out. Used on storefronts, entries, and ground-floor glass where a smash is the worry.

Anti-graffiti film

A sacrificial layer on the outside of the glass. Paint, tags, and scratches hit the film. You pull that layer and put a new one on. You are not replacing the pane or paying to have the glass polished.

Bird strike film

Glass lobbies and atrium walls read as open sky to a bird. A pattern the bird can see cuts the strikes without boarding up the glass or killing the daylight.

Before and after window tint install
